Founders
for system change

ABOUT GUIDED

Guided was created by Charlie McGregor and Adil Izemrane, two founders who have spent their careers building places that solve today’s urgent needs and tomorrow’s biggest challenges.

With the The Social Hub, Charlie has proven that purpose and profit can reinforce each other at scale. His work serves the idea that you can create places that serve people and deliver strong performance.

Adil has spent years delivering community-led infrastructure in some of the most complex environments worldwide. Turning on the ground realities into better care systems: connecting those with the power to decide and those who feel the impact every day.

Together, they have seen the same pattern everywhere.

Brilliant ideas that could improve cities get stuck in power gaps, finance gaps and delivery gaps. Founders with solutions are left trying to navigate a real-estate industry that is not set up for innovation.

Guided exists to help new models break through old structures.

Our Commitment

We partner with people who want their ventures to scale impact.

When a model works, Guided helps ensure the impact grows with it. Depending on the ambition and timing, this can take the form of a social enterprise built next to the business, a replication toolkit, or both.

Each investee's impact toolkit is designed from the start but introduced when the timing is right. Founders focus on the core business while Guided builds the pathway that allows others to adopt and adapt their model pro bono.

We set milestones and agenda together, Guided leads the work of developing the impact track, translating what the venture has proven into practical tools.

Guided helps ensure that a brilliant idea becomes more than a single company. It becomes a model the world can build on.

Our cities shape our lives more than almost anything else. They determine how we live, work, connect, and belong.

Real estate is the physical container of our systems: housing, care, education, work, culture, yet it is still treated largely as a financial asset rather than a civic one.

Some of the most powerful levers for social and environmental progress sit in the built environment, but the sector itself is slow to change.

Impact remains peripheral. And founders who want to build better places are forced to choose between commercial viability and meaningful change.

We believe real estate can and must become a force for good, without abandoning the disciplines that make projects work: strong businesses, robust governance, and repeatable delivery.

That is why Guided marries business and impact from the start, not as an add-on, but as a pathway.

We help ventures prove that a better way works, and then translate that proof into tools that allow the impact to travel further than a single project ever could.
